HOME, RENTERS AND CONDO INSURANCE

Our homeowners, renters, and condo insurance policies provide protection for your most important place – your home! Unlike many national companies, we write our policies right here in Montana and are committed to providing exceptional service right from our office in Missoula. No mater where you live, we have coverage to help you protect the things that matter most to you.

Most people don’t realize how much they have invested in their belongings, or how much they rely on them. Our homeowners policy automatically provides specified amounts of coverage for your household personal property. We automatically insurance your household personal property for its actual cash value. For a small additional premium, you can obtain replacement cost coverage.

Most policies are broken into three primary groups and you’ll need to be familiar with your risk and need to discuss with your agent:

  1. Basic – Most plans include: fire/lightening, windstorm/hail, explosion, riot/civil commotion, smoke, vandalism, theft, collision, and damage by aircraft or vehicles
  2. Broad – Most plans include: All of #1 Basic, plus: falling objects, weight of ice/snow/sleet, accidental tearing apart, accidental discharge, freezing, electrical damage, and volcanic action
  3. Risk of Direct Loss – Most plans include: all of #1 Basic and #2 Broad, plus: other direct losses, expect those specifically excluded in the policy. 

For those homes that may not qualify for a homeowner’s coverage or for dwellings that are rented to others, our dwelling policy can meet the owner’s needs. We can offer coverage from single family units to four family units whether they are owner occupied or rented to others.

Our coverage is flexible; we can write replacement cost values or depreciated (actual cash value) values on your property. We write coverage in town or in rural locations, and offer deductible options to meet the owners’ needs. Seasonal dwellings may qualify.

Your landlord’s insurance likely only covers the property and not your stuff. But renters insurance covers it all from clothes and furniture to electronics and more. And with many policies, you’re reimbursed for the cost of your belongings, not their depreciated cash value. Rest easy knowing your things are safe with a policy designed for peace of mind.

We have condo insurance options from basic to enhanced, designed to protect you and your belongings in the event of a unforeseen qualifying event. Personal liability can provide coverage when you’re legally responsible for certain damages. This can include situations where someone is injured on your property and coverage may include:

  • The cost to defend you in a lawsuit related to injury or property damage, do to a covered occurrence
  • Losses related to credit cards, ATM cards or checks in the event of a theft or unauthorized use, up to your applicable limit
  • Costs, up to your applicable limit, which the condo association assesses on all unit owners due to a loss on common property which exceeds the master policy limit.
  • Enhanced options may include replacement cost coverage on contents including the full cost to repair or replace most personal property with no deduction for depreciation up the the applicable limit in the policy.
  • Enhanced options may also include increased limits of liability for certain special items of personal property including Jewelry, silverware, fine arts, furs, cameras, musical instruments, and personal computers.

  • Unscheduled Household Personal Property – covering household personal property for it’s actual cash value with available replacement-cost coverage.
  • Scheduled Household Personal Property – offering risk of direct loss coverage for a select set of property classes including jewelry, firearms, boats, etc.

Our farm and ranch personal property policy is designed to help you should disaster occur. Here are a few of the ways we can help:

  • Blanket – covers most farm personal property (inventory required, co-insurance and certain exclusions apply, $25,000 minimum).
  • Scheduled – covers only specifically listed property for actual cash value up to the limit selected.
  • Machinery – covering all machinery within the state of Montana and up to 50 miles into a bordering state or Canadian province. Includes glass breakage coverage with no deductible.
  • Livestock – providing actual cash coverage for cattle, sheep, swine, goats, gorses, mules, and donkeys, which may be insured by class. More valuable livestock may be individually insured.

Adequate liability protection is very important. Our liability coverage can protect you, up to the policy limits, if you are found to be legally liable for bodily injury or property damage that is covered under the policy.

Coverage for medical expenses that result from injuries to visitors or guests can be covered up to the limit of medical coverage, even if you are not legally liable.
